Walkthrough.

We come to your home. We measure the lot, check the zoning, walk through what your specific lot allows. You tell us what you're thinking; we tell you what's possible and what isn't.

On the way out you have a clear answer: which garden suite types fit your lot, rough size envelope, ballpark cost order of magnitude (not a quote yet), and what the city will need from us to apply. No pressure, no upsell. If your lot doesn't work, we tell you that day one.

Architect-led · You see drawings before you commit

Design.

We design the unit to match your home's exterior. You see architectural drawings — plan view, elevations, finishes — and a transparent budget broken down line by line: foundation, framing, mechanical, electrical, finishes, permits, contingency.

Iterate as much as you need. We're not charging by the iteration — we charge for the design phase as a flat fee that we tell you up front. When you're happy, you sign the design fee + permit application package.

You get

  • Itemized written budget
  • Permit application drawings

We handle: Architecture, structural engineering, MEP coordination, code compliance.

You handle: Decide on finishes. Pay the design fee.

Cost: Design fee, flat rate, quoted at walkthrough.

Municipal review · We handle the paperwork

Permits.

We file the building permit application. We respond to the city's review comments. We coordinate with conservation authorities if applicable. You don't talk to the city — we do.

Timeline varies by municipality: Hamilton typically 8–14 weeks, Burlington 10–14 weeks, Oakville 10–16 weeks, Toronto 12–20 weeks for laneway suites. We track every application and tell you exactly where it is in the queue.

You get

  • Approved building permit
  • Permit drawings stamped

We handle: Permit application filing, city correspondence, resubmissions if needed, conservation authority coordination.

You handle: Pay the permit fees (we pass-through, not marked up).

Cost: Permit fees vary by city — typically $1,500–$4,000.

Same crew, start to finish

Build + keys.

Foundation, framing, mechanical, electrical, plumbing, drywall, finishes, exterior cladding, roofing, landscaping touch-up. WSIB-insured crew on site every day.

Final walk-through with you before keys. Written warranty: structural frame 20 years, finishes 5 years, workmanship 5 years. Numbers in writing, not handshakes.

You get

  • A finished garden suite
  • Written warranty
  • Final inspection sign-off

We handle: All construction, all subtrades managed by us, site cleanup, inspections.

You handle: Property access, decisions on punch-list items.

Cost: Per the written budget from design phase. No surprise change orders unless you request a scope change.
